A global shift in buyer preferences, which has seen a new demand for Branded Residences, has grown by 160% over the past decade. Leading this surge is Dubai, which is currently on track to build 140 luxury projects by the end of 2031.

Buyers seeking home ownership and elevated living

Driven by a demand for properties that combine prestige with luxury amenities and security, Branded Residences represent a shift in buyer preferences. Buyers are no longer seeking just ownership of bricks and mortar; they are seeking a home that elevates their lifestyle to new heights.

Data released shows that by the end of 2030, up to 1,400 Branded Residences are set to be constructed around the world. The MENA region accounts for 25% of that total, and Dubai is at the heart of this global development, with projections of 140 branded projects delivered by 2031.

The UAE’s dominance is not just limited to the total number of projects built, but also in the quality and innovation used in new developments. Projects in Dubai are continuing to redefine what it means to experience luxury urban living at home.

Why Dubai is the number one city for Branded Residences

Dubai offers a pro-business environment, a friendly tax regime, and government policies that continue to attract global high-net-worth individuals (HNWIs). More than 10,000 millionaires are expected to move to Dubai in the year 2025. Developers are taking note and are building high-quality and innovative projects to meet the demands and luxury lifestyle expectations of HNWIs.

Experts also note that Branded Residences in Dubai typically sell quicker and retain higher value than non-branded properties – sometimes achieving up to a 40% premium when compared directly. Add strong rental yields and high capital appreciation and it’s easy to see why Dubai is the go-to city for luxury real estate investment.
